교육환경이 주택가격에 미치는 효과에 관한 실증분석 : 서울시 아파트시장을 중심으로

Education and Housing Prices : Evidence from Seoul Apartment Market

본 연구는 아파트가격과 교육환경 관계가 밀접하다는 가설을 검증하는 것을 일차적인 목적으로 하며, 더 나아가 교육의 투입, 산출, 기타 환경의 여러 가지 측면 중 어떤 구체적인 변수들이 주택가격에 영향을 미치는지를 실증적으로 분석한다. 이를 위해 교육에 관련된 광범위한 자료들을 수집하여 각 변수가 교육의 양적, 질적 측면을 올바르게 측정할 수 있는지를 면밀히 검토한 후, 교육환경 변수들이 어떻게 주택가격에 영향을 주는지를 회귀분석 하였다. 주택가격 결정요인으로서 단편적으로 다루어지던 여러 교육관련 변수들을 종합적으로 검토하여 최적의 변수들을 탐색해 내고, 실증 분석한 것이 이 연구의 차별성이다. 연구를 통해 얻어진 결론은 일반적으로 당연하다고 생각되는 명제, 즉 교육환경이 주택가격 결정의 주요 변수라는 사실이다.

Housing price inflation in the 2001-2004 period was characterized by wide differences in the rates of price appreciation among different submarkets. Kangnam district housing market, which already had the highest average price, registered the fastest housing price appreciation among Seoul's submarkets. While many people did not hesitate to conclude that Kangnam's superior educational environment was in large part explained such differentiation, the government denied the link between the education and the housing prices. We construct a data set which can reveal the true extent of the differences in educational environments among housing submakets, and use the data to establish empirical evidence between the education variables and housing prices. The conclusion is that the educational variables indeed affect the housing prices, both sale prices and Chonsei rents.
