1. CONTENTS (1) RESEARCH OBJECTIVES It is a trend that newly developed types of real estate service are introduced into the market. In the middle of financial crisis. Korean real estate market turned its interest on the liquidation ofo backed assets or seized properties. It is, therefore, resulted in the auction market for public sale of real estate. Recently, real estate trades by public auction have a wide leap by far, such as court auctions and KAMCO(Korean Asset Management Corporation). (2) RESEARCH METHOD Real estate is a necessary condition for people to live on as well as a basic structure of economic behavior. In this way, the procedure of auction for public sale has be focused by a lot of people just for reasonable bargaining of real estate. (3) RESEARCH RESULTS It should be treated as a scrutinized view because both court auction and KAMCO auction for public sale are basically redemption of liabilities rather than just selling assets. In this main, participants in the auction should require legal background and its understanding not to be trapped into a economic loss by chance. 2. RESULTS Furthermore, the market for public sale of real estate will face a wide upturn, and it will be helpful for the progress of real estate service market. In the paper, theoretical approach is adopted to analyze the auction system of public sale, and a proposal for the development of the system was made. 3.
