1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this paper is to estimated a model of office rents in seoul city using Hedonic regression. (2) RESEARCH METHOD empirical : Hedonic regression (3) RESEARCH RESULTS Our sample consited of 294 office buildings from seoul's office market in 2002. The data are summarized as followings, the "monthly" rents per pyeong is used as the dependent of the variable and the explanatory variables were 30. 2. RESULTS Using Hedonic regression indicates that major office districs had different rent structures(CBD area, Yoido & surrounding area, Kangnam area) Publiced Land prices, Security deposits, Net floor area-ratio for exclusive office use, Maintenance fees, parking costs were identified to positively affect rents and the age office building had negatively affected rents. 3.
