1. CONTENTS (1) REASEARCH OBJECTIVES While real estate science has focused on the brokerage business so far, modern society now requires specialization in the real estate business. In the course of the IMF crisis, those who were interested in the local real estate business gradually recognized the need for the subdivision of the real estate business. They began spending their money and time to learn more about real estate management techniques; hense resulting in the recent increase in the training in Certified Commercial Investment and Real Estate Investment Trust and real estate consulting from the United States in Korea. Backed by theoretical activities in Korea, real estate businesses include appraisal services, brokerage, housing management services, and auction services, among others. Compared to these services, the real estate subdivision business, although it is a promising real estate activity that attracts more attention than any other real estate business, still remains in its pre-systemized stage and lacks systematic theoretical activities. Accordingly, specialization of the real estate subdivision business by systemizing and institutionalizing its structure is essential. This paper aims to provide the foundation for specialization in the real estate subdivision business. Its growth in the local real estate industry should be fostered under the grand presupposition that the real estate industry should be subdivied and specialized in connection with the systems and industries related to economy, culture, and tradition of the country. As such, the characterizations and problems in the real estate subdivision industry are defined and the methodologies and the framework of the real estate subdivision industry presented. (2) RESEARCH METHOD Literature study and Case approach (3) RESEARCH RESULTS The level of consciousness of the participants engaged in subdivision activities may be the criteria in judging the professionalism of the subdivision business. In order words, are the managers, counselors, and staff knowledgeable enough on the subdivision business? The aim is to meet the goal of subdividing the assigned quantity of real estate for a designated period and the subdivision ratio. Do the planned subdivision activities achieve such goals? If they are able to answer such questions, their professionalism may be recognized to some extent. 2. RESULT This study attempted to identify th characteristics and problems of the real estate subdivision business. The foundation for real estate subdivision becomes business as usual. Under the grand premise that the real estate business should be further subdivided and specialized, the local real estate business must try to seek solutions to ongoing problems. Such attempts may not whip up much interest in academic circles, since they are confronted with such problems themselves. Although the specialization sirocco is prevalent across the society, the conservative real estate industry now shows the trend of introducing certificates of qualification similar to real estate systems of foreign countries. However, genuine attempts to learn more about real estate should be respected alongside the present conditions of the real estate industry. Application to the real estate activities must be objective and based on theory. To track down the changes in the unique real estate activities in this country, the study focused on the development of Korea National Housing Corporation with respect to the history of the real estate business. Wrapping up this research, it should be noted that positive interest and support from the real estate community and the academe, more than anything else, are absolutely necessary.
