1. CONTENTS (1) RESEARCH OBJECTIVES This study examined theories of housing policy and other countries' housing policies and investigated how the government's real estate policies have been changed periodically. This study is aimed to show the right way to real estate policies through analyze what impact the government's real estate policies have had on real estate markets. (2) RESEARCH METHOD The methods of this study are to observe, compare, analyze and quote real estate policies in domestic and international journals and theses and real estate policies which are being implemented or were already implemented and the state of real estatetax policies real estate rather than pratical approaches such as questionaires and survey. (3) RESEARCH RESULTS The problems of housing policies of our country include attitude to housing, tax problems, strong restrictions and the limit of government's policies. Therefore, in housing policies housing problems should be divided into public housing and privite housing, with a long run policy that public housing section takes care of mass housing constructions, privite housing section takes care of houses and flats. And there should be comprehensiveand long run housing policies not short term and temporary ones. 2. RESULTS To make a successful housing market, first use long term housing policies, second improve the lotting-out system, third use market-friendly and indirect, fourth strongly control housing information. 3.
