1. CONTENTS (1) RESEARCH OBJECTIVES The aim of this research is to explore how the location of social welfare institution affects the land-price of a residence. For this purpose, the study analyzed two locations of social welfare institutions Busan Synthetic Social Welfare facility and Ja-Mae Woman Mental Sanatorium, which had different characteristics. (2) RESEARCH METHOD Empirical analysis, Hedonic price equation model, Case analysis (3) RESEARCH RESULTS The analysis showed that the location of Busan Synthetic Social Welfare facility positively affected the land-price of residences as a significant value, while the location of Ja-Mae Woman Mental Sanatorium did not statistically affect that of residences. The relationships between the location of social welfare institution and the land-price cannot fully explain or totally generalize the changes of the land-price. Thus, it will be more required to explore with more variety of determinants of land-price and methodology. 2. RESULTS It shows that the variables to denote the land characteristic variables(area, road, and roadside), to denote neighborhood/public service characteristic variables(park, market, bank, bus station, and subway station) plays a role in determining residential price. 3.
