개발제한구역의 해제와 개발에 따른 기반시설부담금의 지역별 배분에 관한 연구 - 면적기준방식과 지가기준방식을 중심으로

&nbsp;&nbsp;This study aims to identify the difference of the estimation methods for development impact fee between area-based method adopted by the existing law and land price-based method proposed by this study.<BR>&nbsp;&nbsp;For the comparison, this study applies both methods, area-based method and land price-based method, to the case of discharge and adjustment of green-belt of Hwaseong city.<BR>&nbsp;&nbsp;As a result, the application of the area-based method, adopted by the existing law, didn&quot;t make a graded distribution. As the current method of development impact fee for infrastructure has no regard for local differences among regions which have more profit by development and have less, we conclude that the current method needs to be complimented.<BR>&nbsp;&nbsp;Therefore, it is needed to detail the distance-weighting values, and location-weighting values of facilities, and needed to consider differences among several regions for graded distribution of development impact fee for infrastructure. And, if it is ensured the confidence of land-price data, the method proposed by this study, land price-based method, can be an proper alternative.
