&nbsp;&nbsp;1. CONTENTS<BR>&nbsp;&nbsp;(1) RESEARCH OBJECTIVES<BR>&nbsp;&nbsp;The segmentation of retail market is accomplished by Cluster analysis. The purpose of the research is to identify the market segments with sale prices of retail properties.<BR>&nbsp;&nbsp;(2) RESEARCH METHOD<BR>&nbsp;&nbsp;Cluster analysis<BR>&nbsp;&nbsp;(3) RESEARCH RESULTS<BR>&nbsp;&nbsp;The results of the cluster analysis using sale prices of retail properties data for 25 districts show that Gangnam-Gu belongs to the level of high sale prices in the aptment stores and complex stores. also, Chongno-Gu is quite distinguished from the rest of the districts in theme stores.<BR>&nbsp;&nbsp;2. RESULTS<BR>&nbsp;&nbsp;In this research, we try to divide the retail markets in Seoul according to the sales prices per pyeong using cluster analysis. For the complex store sales prices, Seocho-gu. Gangdong-gu. Seodaemun-gu and Jongno-gu are in the high price level group. For the theme store sales prices, only Jung-gu is in the high once level group. For the apartment store sales prices. Gangnam-gu, and Gangseo-gu are in the high price level group.
