1. CONTENTS<BR> (1) RESEARCH OBJECTIVES<BR> The purpose of this research is to study the impact of growth management policy on the real estate development with the case of Staten Island Borough in New York City. First, this paper is to study why and how New York City, which used zoning in 1916 and controlled urban problems by its continual revision, implemented growth management policy officially from Staten Island Borough in 2004. Secondly, it is to research the impact of growth management policy on the real estate development and to present its implication to Korea.<BR> (2) RESEARCH METHOD<BR> Descriptive case study by participant observation was used as a research method. And this research followed the case study protocol such as research design, data collection, analysis, and report writing.<BR> (3) RESEARCH RESULTS<BR> Uncontrolled development by rapid increase of population made Staten Island Borough in New York City implement the growth management policy in the residential and commercial area. After an introduction of that policy in 2004, the number of permits in new buildings has been decreasing dramatically.<BR> 2. RESULTS<BR> Until now, the growth management policy of Staten Island Borough in New York City gives a desirable impact on the real estate development. This policy of Staten Island Borough casts some kinds of implications to Korea.
