1. CONTENTS<BR> (1) RESEARCH OBJECTIVES<BR> This study explores how and to which extent school service is capitalized into housing price by using apartment sales data in Gangnam-Gu area. We constructed a new type of data set and various variables that can explain school service quality or education environment by combining geographic information and the neighborhood characteristics of each apartment.<BR> (2) RESEARCH METHOD<BR> OLS. Hedonic Price<BR> (3) RESEARCH RESULTS<BR> As results showed actual Gangnam-gu APT price estimates of 2 models, model1 included physical and distance characteristics, model2 is added to education service. Model2 has a higher adjusted R2 than model1. Finally we adopted to the Hedonic Price function, and found evidence that school characteristics, for example, the number of students that enter into a good advanced school and distance to elementary school significantly affect housing price.<BR> 2. RESULTS<BR> As a result of the hedonic price function analysis, housing price has been affected by education service.
