1. CONTENTS<BR> (1) RESEARCH OBJECTIVES<BR> As a result of government"s continuous enactments of real estate price policies between 2005~2006, the property prices in 2007 is showing to be very stable. However. although real estate policies had been enacted. the bid price rate in the property auction market seems to be on the rise. Subsequently. we aim to find out what effects the real estate policies are imposing on the housing auction market. which will help to increase the return on the investments.<BR> (2) RESEARCH METHOD<BR> By using the information provided by the Korea Asset Management Corporation, the current status of the nation wide auction market, and the auction for apartments in Seoul, were reviewed and analyzed, With the real estate policy enactments, its contents were analyzed, and how it affected the bid prices in Seoul Apartment auctions.<BR> (3) RESEARCH RESULTS<BR> The apartment auction bidding prices and the market interest rate were definitely related. This indicates that if the government increases the interest rate of the financial market to stabilize the property market, the actual value of the property deteriorates.<BR> 2. RESULTS<BR> When investing in the property auctions, the real estate policies must be analyzed and a very careful investments should be made in accordance to the future financial related real estate policies. The property auctions should be taken on with serious regards to the risk involved with auctions and the uncertainties of future. Especially, if interest rate changes are anticipated, it must be remembered that there will be changes in the return on investments for the auctions.
