A study of problems associated with the implementation of a reverse mortgage in Korea and the present status and structure of the reverse mortgage system in Japan

  An alternative way to senior homeowners as a retirement income arrangement is a reverse mortgage system. The introduction of this special loan has contributed to change financial products of real property and has acted to supplement pension funds for the elderly in a rapidly aging society. Unfortunately, the reverse mortgage has attracted little attention from borrower mainly due to the widespread of its unreliable and exaggerated information. The purpose of this study is firstly to examine problems of currently available reverse mortgages in Korea, then to indicate the status and structure of the system in Japan which has the identical trend of a rapid aging society, and finally to suggest plausible strategies to promote reverse mortgage loans in Korea.
