The purpose of this study is to analyze the change of the coefficient of Hedonic price model of Duckjin-Gu in Jeonju city. The model was built by using data of about 10 thousand land lots for the year of 1994. 1999 and 2005 including unit price and physical and socia-economic characteristics of each lots.<BR> As a result of the analysis. we could know about factors that have an effect on land price of Duckjin-Gu in Jeonju city. According to the state of the utilization of land. the importance of the commercial land has increased and the importance of farmland and forests that can be converted to commercial land has also increased. The land that violates the town planning and zoning act has become more important factors in land price.
