1. CONTENTS<BR> (1) RESEARCH OBJECTIVES<BR> The impact of Neighborhood Characteristics on the amount of Security Deposit under a Commercial lease is empirically modeled and tested.<BR> (2) RESEARCH METHOD<BR> Regression Method<BR> (3) RESEARCH FINDINGS<BR> The theoretical basis for the study is based on the value of retail rental property. The data includes information on the amount of Security Deposit under a Commercial Lease and Neighborhood Characteristics for 96 trade areas in Korea.<BR> 2. RESULTS<BR> The results provide evidence that, using the Regression method, Retail Property Premium, volume of one a weekend 10years old female foot Traffic at 12:00-13:00, Number of the Commercial facilities in the trade area variables do affect on the amount of Security Deposit under a Commercial Lease of the 96 major trade areas in south korea largely. In summary, Neighborhood Characteristics are exposed to determine the amount of Security Deposit under a Commercial Lease in Korea.
