복합물류시설의 수요예측 실태조사연구

A Study on the Demand Prediction of Distribution Complex Facilities and Research on the Actual Condition : Centering around Jeollabuk-do Area

전라북도 지역은 서해 중부권에 위치하고 내륙 도로, 철도 물류 TCR(Train China rail Road)의 중심지역이며 항만이 인접하여 내륙물류를 해상물류와 연결시킬 수 있는 지리적으로 우수한 곳이다. 특히 새만금·군산 경제자유구역 지정, 산업단지증가 등 대폭적인 물동량 증가요인이 발생되고 있어 전라북도 지역에 내륙물류와 해상물류를 연결할 수 있는 대규모 복합물류단지의 필요성이 증대되고 있다. 이에 따라 전라북도에 대규모 복합물류시설 단지를 조성할 경우 국내 기업들이 필요로 하는 복합물류시설 단지의 투자 및 입주의사와 필요 면적을 파악하고자 하였다. 연구 방법으로 전국의 물류·유통업체를 대상으로 전라북도에 투자할 기업들의 의향을 먼저 조사하고 기존 물류시설단지 계획의 분양실적율에 따른 연도별 수요 면적을 추정하여 실제 전라북도에 입주할 수 있는 기업들의 실 수요를 파악하여 복합물류시설단지 면적을 추정하였다.

Jeollabuk-do is located in the middle of the West Sea Area and the centeral region of the domestic road and TCR(Train Chinarail Road). Jeollabuk-do is also the best geographical place to connect the domestic distribution because the port is near. Especially, the designation of Saemangeum. Gunsan as the Free-Trade Zone and the increase of industrial complex create the drastic increase of the quantity of goods transported(=commercial traffic). This paper intended to know the domestic companies’ intention move into the distribution facilities complex, investment and demand areas of the distribution facilities complex, when the large-scale distribution facilities complex is developed in Jeollabuk-do to connect the domestic distribution with the marine distribution. This paper also surveyed distributors and companies all over the country if they intend to invest in Jeollabuk-do. Then it assumed yearly demand areas by the selling rate of lots for sale of the original distribution facilities complex. Finally, it predicted the area of the distribution facilities complex after surveying companies’ and distributors’ actual demand for those complex.
