1. CONTENTS (1) RESEARCH OBJECTIVES This thesis begins from the view to apply existing theoretical consideration on price or value to goods, real estates. Real estates, whose representatives are lands, have the strong property of derived demand different from general goods of services in view of the property of demand. But a building for the use of residence including an apartment has the property as the last good. So it is necessary to stand in a trio price concept, separating the two. (2) RESEARCH METHOD This study adopted the existing theoretical literature review. Domestic and overseas materials such as paper, books etc. are used. (3) RESEARCH FINDINGS This thesis grasped the relationship between and exchange value and real estate price as followings. Real estate subject views an exchange value mentioned in economics as the concept of market value. So, this thesis looked upon it as not so reasonable to replace a market value with a regular price of real estates. As for the relationship between a use value and real estate price, first of all, the use value is not excluded at all in concluding the real estate price. 2. RESULTS The fact reflects the pluralism of the real estate price, and the locality and particularity of the real estate price. It takes a role as a basis of a conclusion of sollen price mentioned above, because the reasonable state of the realestate is different from the respective persons' subjective views and have the aspect of value.
