A Study on the Determinants of Residential Satisfaction of Permanent Rental Housing Tenants in Incheon

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze determinants on residential satisfaction of permanent rental housing tenants. (2) RESEARCH METHOD Objects of the study are tenants in permanent rental housing of Incheon metropolitan city and statistical analysis method was used. Analysis method was carried out in statistical. methods of technical analysis and hypothesis verification. Technical analysis was carried out by demographic statistical characteristic and frequency analyses of characteristics of individual variables. And in hypothesis verification, the entire residential satisfaction was set as a dependent variable and characteristic of house environment, characteristic of management service, characteristic of surrounding environment outside of the complex, characteristic of supplementary facilities within the complex. and characteristic of residence cost were set as independent variables. And multiple regression analysis was carried out with individual characteristics as a parameter. Study hypotheses for verifying the purpose of this study are as follows. H1. As satisfaction of house environment characteristic is higher, the total residential satisfaction will be high. H2. As satisfaction of management service characteristic is higher, the total residential satisfaction will be high. H3. As satisfaction of surrounding environment characteristic outside of the complex is higher, the total residential satisfaction will be high. H4. As satisfaction of auxiliary facilities within the complex is higher, the total residential satisfaction will be high. H5. As satisfaction of characteristic of residence cost is higher, the total residential satisfaction will be high. H6. There will be differences in residential satisfaction according to individual characteristics(Sex, profession, educational level, number of members of a household, and objects of receiving benefits) (3) RESEARCH FINDINGS Results of hypotheses verification are as follows. First of all, the results of regression analysis were that F value(98.785) and R2(0.758). which indicate fitness of a study model, were shown statistically meaningful[p-value 0.000]. And as the results of verification of hypotheses, H1, H2, H3, H4, and H5 were all adopted. On the contrary, H6 was rejected in all other parameters except adoption of only the case of profession. 2. RESULTS As the result, permanent rental housing must be supplied continuously as a policy for stability of residence and residence welfare of low incone class. And residential satisfaction must be increased for successful settlement by avoiding social exclusion and branding iron effect. For this, the government and local autonomous organizations require positive financial and technical supports for increasing residential satisfaction for permanent rental housing. 3.
