1. CONTENTS (1) RESEARCH OBJECTIVES This study intends to analyze an interrelationship the evaluation results of apartments by a set of selection criteria and associated grading scale base on residential environment characteristics with an actual price rising rate. It also examined the reliability and suitability of an introduced grading scale model as an objective and qualitative of decision making tool, for the selection of optimal residential environment when evaluating an apartment. (2) RESEARCH METHOD The factors affecting the environmental characteristics of residential apartment and the evaluation methodology on purchasing have been defined based on prior literature review. Based on which, the weights of factors in categorized level were determined based on the Analytic Hierarchy Process and the Fuzzy theory and the evaluation model has been developed based on their membership function. (3) RESEARCH FINDINGS In order to validate this medel, the actual apartment complex built in 2000 or later with areas from 102.5m² up to 115.7m² in Gangnam-gu, Seocho-gu, and Songpa-gu in southeastern Seoul has been chosen and the scoring model and the interrelationship the evaluation results of apartments with an actual price rising rate. 2. RESULTS The research finding shows that the correlation coefficient between evaluation scores and price rising rate is significant enough for the evaluation methodology proposed in this study to be valid and sound.
