1. CONTENTS (1) RESEARCH OBJECTIVES Compared with most of existing documents, this study intends to systematically itemize policy priorities, reflecting the practical needs of the business accountabilities in the residential redevelopment project. (2) RESEARCH METHOD This study tries to divulge the status quo of the residential redevelopment association from the social, economic, legal, institutional, and administrative dimensions. In addition, applying the questionnaire survey methods towards key stakeholders, it also examines major problems and issues originating from management and operation of the association. (3) RESEARCH FINDINGS The followings are major findings. First of all, the current timing in selecting construction companies is not appropriate as it seems rather difficult to set up the residential redevelopment association in the initial stage of the residential redevelopment project. As an alternative, it suggests that the formation of the association should be ahead of designation of the construction company. Secondly, under the current structure, it seems easier for the association to lose the initiative to the construction company. Therefore, it is required for the construction company to deposit the necessary amount of money. Thirdly, as most of the association members are short of expertise, the public authorities should provide diverse redevelopment education programs including on-line lecturing. 2. RESULTS This study aims at analyzing operation and management systems of residential redevelopment association and suggesting policy alternatives as the association itself is pivotal in guaranteeing business effectiveness.
