1. CONTENTS (1) RESEARCH OBJECTIVES Despite that the circumstance of the housing market is being changed, construction companies put their value only on the quantitative supply of houses, which creates unsold apartments. Under this circumstance, the construction companies can't help suffering from management difficulty, which is becoming a social issue. This paper intends to find the strategy for housing companies' adapting themselves to social changes and new environment, and further, it purports to propose the new housing standards necessary for aging society. The purpose of this research lies in finding a new product strategy of housing construction companies and proposing a direction for creating new housing culture that our society needs. (2) RESEARCH METHOD Japan took a step into the aging society earlier than Korea and it has enforced the qualitative changes in houses prior to Korea too. This paper will examine the qualitative changes in houses attempted in Japan, together with what Korean housing construction companies need. In Japan, as the number of houses is more than that of households, long-life houses appear and the houses for the aged are being supplied. This paper will analyze the tendency of Japanese housing business and a new way to develop a new market from comparative viewpoint, through which it will find the suggestions for the Korean housing market. (3) RESEARCH FINDINGS The Korean construction companies have grown up under the market circumstance that the demand is high so they have tended to neglect the quality of houses. Especially, the existing houses supplied have not considered the aging society. Lifestyle is being changed, suitably for the information-based society, but they don't propose new housing culture for it. It is highly time to research and develop the housing culture that living, culture, shopping, and leisure suitable for the aging and the information-based society can coexist. Housing construction companies need to research and develop new housing culture and social changes and then, to do business for their survival. 2. RESULTS Along with the increase in old people's households and single-households, it is really necessary to supply the houses that consider the aged and have improved security. In addition, redevelopment or reconstruction of apartments should consider lengthening the lifespan of houses as long as human being's long lifespan, suitably for the aging society. The houses suitable for the information-based society in which the changing lifestyle of the new generation and the increase in income are reflected are necessary too. Housing construction companies need to recognize the changes in society and generation in supplying houses, and further, to research and develop the new houses suitable for each social class. Now they should recognize that the market is consumer-oriented and they should actively strive to develop new products and markets for their sustainable business.
