지역 기반산업이 주택가격에 미치는 영향

The Impact of Regional Industrial Structure on the Housing Price

본 연구의 목적은 지역별 주택가격 상승률의 차이는 지역별 산업구조의 차이에서 비롯한다는 가설을 검증하는 데 있다. 입지상법에 의해 지역별 기반산업을 도출하고 이들 기반산업이 지역별 주택가격에 미치는 영향을 분석하기 위해 패널데이터분석(panel data analysis) 방법을 사용했다. 실증분석결과 도시별 기반산업 구조의 특성이 주택가격에 유의한 영향을 미치며, 제조업보다는 서비스업에서 유의한 영향을 미치는 변수들이 더 많은 것으로 나타났다. 인천과 울산처럼 주택가격에 양의 영향을 미치는 제조업 중심의 기반산업을 갖춘 도시와 서울과 대전처럼 주택가격에 양의 영향을 미치는 3차 산업 중심의 기반산업을 갖춘 도시들은 타 도시들에 비해 주택가격 상승률이 높게 나타난 것을 확인하였다. 반면에 주택가격에 음의 영향을 미치는 변수들이 도시 기반산업의 주축을 이루고 있는 부산ㆍ대구ㆍ광주는 주택가격 상승률이 훨씬 낮은 것으로 조사되었다. 본 연구는 우리나라 도시의 기반산업과 주택가격간의 연관성을 처음으로 분석한 의미 있는 시도라고 생각한다. 또한 도시별 주택가격에 대한 시계열분석뿐만 아니라 지역별 산업구조와 주택가격의 특성을 시계열 및 횡단면으로 종합적인 분석을 시도함으로써 기존의 연구보다 의미 있는 결과를 도출했다고 생각한다.

The purpose of this study is to verify the hypothesis, which the regional difference in the increasing rate of housing price arises from the regional difference of industrial structure. We derived the regional key-industries which is based on the Location Quotient Approach, and made use of the method of panel-data analysis to analyze the impact of these key-industries on the regional housing price. We demonstrated, by empirical test, that the specific character of regional key-industries structure has a valid effect on housing price and those variables are found more in a service industry than in the manufacturing industry. We ascertained that the increasing rate of housing price is higher in Seoul, Daejeon, Incheon and Ulsan, where have the key-industries centering around a service industry or the manufacturing industry which has a positive effect on housing price, than in the remaining cities. On the other hand, the increasing rate of housing price was much lower in Busan, Daegu, and Gwangju where the variables, that have a negative effect on housing price, are given a key role in the key-industries. We think this study is a significant trial, which analyses for the first time the relationship between urban key-industries and housing price. We think this study derived a more meaningful result than the previous studies in the analysis of the regional industrial structure and the characteristics of housing price by making use of both time series and cross-section.
