1. CONTENTS (1) RESEARCH OBJECTIVES This study was intended to restore the propriety and reliability of the sale price of rebuilding apartments housing by predicting its future value on the basis of the financial methodology with the Wiener process grafted, in order to improve the realistic problem that the sale price of rebuilding apartments housing is provided as the comparison method through the field-visit activity. (2) RESEARCH METHOD An attempt was made to calculate the long-term expected rate of return(μ) by the panel date analysis method. And to analysis the uncertainty of the future, volatility(σ) was calculated on the basis of the ARCH, GARCH model. (3) RESEARCH FINDINGS It is the core of this study to make an objective, quantitative analysis of the future value of the rebuilding apartments house based on the past sale price. 2. RESULTS What is important, 1) he model investigated in this study applies first to the rebuilding market of good liquidi쇼 2) it is possible to apply to the portfolio of the commercial real estate.
