A Study on the Land Price Influencing Factor

1.CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is find out the main factors of the changes in land prices. (2) RESEARCH METHOD This study was focused on data analysis. The data for this analysis were collect from the the government. The variety of data is population, currency, and land price, Especially this study used regression analysis, the impulse response analysis using VAR model (3) RESEARCH FIDINGS In the results of this study, the most important factor of land prices is population, currency. 2. RESULTS The result from factor analysis and regression analysis shows that population, currency, regional development and environment and welfare were main factors of the changes in land prices. The causality test using time-series data showed that population and currency had direct effect on the land price. The impulse 34.9% of the changes in the land price, and the changes in currency affected the land price by 73.4%. Variance decomposition analysis chowed that the land price was affected 13.9-16.5% by population and 49.1-51.5% by currency. The results of factor analysis shows that population and currency had the greatest effect on the land price. Population and currency were the consistent factors of the cchange in the land price throughout the regions, and regional development and enviroment and welfare also had significant effects. Through 1995 and 2008, the influence of currency on the land price became greater than that of population.
