1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to understand the difference between the asking price and the sales price in Gangnam-Gu market. (2) RESEARCH METHOD This study was focused on the sales price and the asking price data. The data for this analysis were collect from the Onnaranet(http://www.onnara.go.kr) and Joinsland(http://www.joinsland.com). First, To verify the difference between sales and asking price, this research run paired t-test and Duncan Multiple Range(DMR)test. Second, this research analyzed ANOVA, to reveal whether hedonic variables have Hierarchical data. (3) RESEARCH FINDINGS In the results of this research, sales price is statistically different from sales price. Also, housing market analysing have to use HLM because of hierarchical structure. 2. RESULTS This study offers two implication to improve the Hedonic price research in Housing market. 1] It is strongly suggested selecting an sales price. 2] It is better to use HLM
