우리나라 공동주택 관리체계의 문제점 및 개선방안에 관한 연구

. CONTENTS (1) RESEARCH OBJECTIVES As industrialization with the rapidly-changing economic growth increases the demand for housing in urban areas, we are living in the age demanding apartment supply of housing and neglected its post-management. As a result, apartment management has been neglected, and dwellers seeking reconstruction due to deterioration pay little attention to building management and make it worse. In this context, the purpose of this study is to conduct an in0depth survey of the actual management with those in charge of apartment house management and dwellers receiving the management service in order to identify problems, devise new improvement schemes, and provide rational, efficient housing management. (2) RESEARCH METHOD For a survey, questionnaires were evenly distributed on a regional basis to both apartment dwellers provided with management service and those in charge of the management in neighboring Metropolitan regions, such as Anyang, Uiwang, and Gunpo. Those managers were asked to receive and return the questionnaire by mail. For statistical data analysis, statistical program SPSS 13.0 was used for frequency analysis. (3) RESEARCH FIDINGS First, stress was placed on asking apartment dwellers and managers common questions to diagnose problems and devise future improvement schemes. Second, the research focused on knowable parts to reflect apartment dwellers' opinions to the full. Third, managers directly participating in each section of apartment management were asked about general working environment, results of which were analyzed. The results of the survey analysis were positively used to more accurately diagnose problems and devise improvement schemes. 2. RESULTS In apartment management, living management becomes important to allow dwellers to live in comfortable and pleasant atmosphere as well as functional management based on operation and maintenance of apartment complexes. It is necessary to introduce the concept of value management introducing the management mind into all management processes to enhance residence efficiency by increasing life of apartments through good maintenance, giving attachment to the complex through living management, and providing good operation management. In other words, it is now regarded as an important field to consider in apartment management rather than as a value management field. It is therefore necessary to introduce a new paradigm for post-management of apartments and bring drastic changes into policy direction and recognition in order to activate community culture in pursuit of good-for-living apartments.
