Cultivating amenities : An economic development : Focused on ChehgGyeChon improvement project district & Dongbaek housing development district in Yongin

Amenity is linked directly with a global competitiveness as like a park, cultural space, traditional structure, convenient public transportation, and what not. In other words, amenity is a new method of creating a comfortable environment and national brand new. It promotes the local innovation and character. All countries of the world make every efforts to search a sustainable development model as environmental problems have appeared toward the end of the 20th century. But, the environment is not a little destroying because urban development has been focused more on the quantity for the last half a century in Korea. So, Korea's global competitiveness and growth potential is dropping. 󰡒Create a pleasant environment󰡓must be settled without delay for growing into an advanced country. and it request to recognize the importance of a natural environment, a life environment, traditional environment for new paradigm(: amenity) of the future society. Accordingly, we have need of a scientific study at the state level. The aim of this study is to systematically and scientifically prove the effect and influence of amenity and thus to give another stresses on the importance of it. It will be explained typical instance that district is affected by amenity Case 01 : ChehgGyeChon improvement project district In general, amenity effects(: positive changes by a method of amenity) may be explained using three factors; land prices and post-industrial city and demographical factors. Results are summarized as followings; Firstly, this may suggest that the factor 'differences in land price' which best explains amenity within Seoul city can explain the amenity of the target area (: Cheonggyecheon). We can say that growths in land price and office and store rent rates were resulted from the or at least were helped by the restoration project. The second goes with a factor based on the post-industrialism. the industry has reorganized into the one that is mainly focusing on service industry and knowledge-based industry, which is the typical feature of post-industrialism and thus means that the targeted area has been experiencing the amenity, as well. Lastly, demographic factor was explained by three indexes; Population has slowed down its decrease. This is because middle class households has moved into the expensive new houses within the neighboring area, which directly shows what amenity implies. Case 02 : Donbaek housing development district in Youngin It offers an empirical analysis of using the changes in assessed value of Dongbaek housing developments district in waterfront. There are two ways of analysis. In first, it is compared Gugal 3 that is not closed by waterfront with Dongbaek district. As a result, rate of fluctuation in land values of Dongbaek is higher more than 70% compared to Gugal 3 district. Secondly, it is compared block 3 that is closed by waterfront with other block that is not nearby waterfront in Dongbaek district. In result, the fluctuating land values rate of 3 block is higher more than 10%~20% compared to other block. As mentioned above, this study analyzed the effect of amenity based on the various factors. That is to say, the targeted area has experienced amenity. Therefore, it is argued that a plan for intensive & various use of land as amenity makes to be attractive district. Although developments as a method of amenity cost has to be relatively, it is a necessary to be more efficient developments. It also suggest amenity as an alternative method for upgrading quality of developments and inducing people into the commercial district.
