실버타운 예비 수요자의 입주의향 결정요인 분석에 관한 연구

A Study on the Determinant Factor of Preliminary Demanders’Intention to move into Silver Town

우리나라는 2000년에 ‘고령화 사회’가 되었으며 오는 2018년에는 ‘고령사회’에 진입될 것으로 전망된다. 따라서 실버타운과 같은 노인전용 주거시설의 중요성이 강조되고 있다. 본 연구는 실버타운에 입주할 것으로 예상되는 예비수요층의 입주의향에 영향을 주는 특성을 규명하는데 그 목적을 두었다. 서울의 강남지역 3개구(강남구, 송파구, 서초구)에 거주하는 40세 이상의 연령층을 대상으로 조사를 하여 280부가 최종 분석에 사용되었다. 연구에 사용된 분석방법으로 빈도, 평균, 표준편차, 요인분석, 다중회귀분석을 사용하였다. 각 척도의 신뢰도 검증을 위하여 Cronbach’s alpha계수를 이용하였다. 분석결과는 다음과 같다. 1)여성이 실버타운에 입주의향이 높은 것으로 나타났다. 2)친구관계의 정도가 높을수록 실버타운 입주의향이 높은 것으로 나타났다. 3)가족 가치관이 보수적일수록 실버타운 입주의향이 낮아지는 것으로 나타났다. 4)재산액이 많아질수록 실버타운 입주의향이 낮아지며, 특히 재산액이 20억원을 초과하는 경우는 입주의향이 감소하는 것으로 나타났다.

Korea became a Aging Society in 2000 and will be predicted to became Aged Society by the 2018. Therefore, the importance of elderly living arrangement such as silver town is being emphasized. The purpose of this study is aimed at analyzing the determinent factors of the preliminary demanders‘ intention to move into Silver Town. The survey was performed on group over forties who were residing in Kangnam, Songpa, and Seocho districts in Seoul. The final sample included 280 respondents. The analytical methods used in this study were frequency, mean, standard deviation, Factor Analysis, multiple regression. To verify the reliability of each measure, Cronbach’s alpha cofficient was used. The results were as follows: 1)Female had a positive attitude toward moving into a silver town. 2)An individual who had active relationship with friends had a positive attitude toward moving into a silver town. 3)An individual who had conservative sense of family value had a negative attitude toward moving into a silver town. 4)An individual who had much possessed properties, especially over two billion Won had a negative attitude toward moving into a silver town.
