The Influence Exerted by the Characteristics of a Licensed Real Estate Agent upon Management Showings

1. CONTENTS (1) RESEARCH OBJECTIVES The objective of this research is to analyze the influence exerted by the characteristics of a licensed real estate agent upon management showings. Based on such an analysis, this research seeks to contribute toward the improvement of the efficiency of the work of a licensed real estate agency and advancement of such an agency. (2) RESEARCH METHODS Based on a study of relevant literature, this research develops an index to measure the characteristics of a licensed real estate agent and management showings and develops a research model to analyze the cause and effect relationship between the two variables. By establishing a research hypothesis and conducting a Questionnaire survey for evidential analysis, this research will carry out a technical analysis using SPSS 2.0 and a regression analysis in order to discover the factors exercising influence upon management showings. (3) RESEARCH FINDINGS It has been found that the higher the tendency for taking risks and the greater the communication ability, the greater there was of positive influence being exerted upon the management showings of a licensed real estate agent. 2. RESULTS This research has conducted a regression analysis in order to discover the influence which the psychological, ability, background, and career characteristics of a licensed real estate agent exert upon management showings. The results are as follows. (1) It has been shown that a licensed real estate agent's tendency to take risks, which constitutes psychological characteristics, exercises a meaningful amount of influence upon management showings. (2) It has been shown that a licensed real estate agent's capability for communication, which constitutes ability characteristics, exercises a meaningful amount of influence upon management showings. (3) As a result of analyzing whether the psychological characteristics according to the background characteristics of a licensed real estate agent exercise positive influence upon management showings, it was found that they exert negative influence upon management showings if the age and educational level is high. (4) It was found that a positive influence was exercised upon management showings if a licensed real estate agent's tendency to take risks as part of the psychological characteristics according to the career characteristics was high. It was also found that a positive influence was exercised upon management showings if a licensed real estate agent's capacity for communication in terms of the ability characteristics was high.
