1. CONTENTS (1) RESEARCH OBJECTIVES The objectives of this research is to present a new policy direction for an efficient distribution of the commercial lands and for the establishment of a space system. And the results of the study could be used as a data base for the distribution of commercial lands in the future. (2) RESEARCH METHOD This study is a regression analysis of the commercial lands, developed from 1990 to 2O04. The dependant variable is the absorption rate and the independent variables are the characteristics of a district. Moreover, the research performs a comparative study of the commercial lands by regions and sizes. The data are analysed by SPSS WIN 12.0 program. (3) RESEARCH FINDINGS Major results of the study are like the followings. First of all, the absorption rate in the first year is higher in the national capital area than the provincial areas by regions. By the analysis of the regions the characteristics of the capital area are similar to those of the lands over 1 million square meters. By the sizes of lands, the absorption rate of the lands under 1 million square meters was higher than that of the lands over 1 million square meters. 2. RESULTS To improve the absorption rate of the commercial lands the developers have to consider the characteristics if the district in the site development. Especially, the developers look for the appropriate rate between public facility areas and commercial areas in each district of the site development. An appropriate size if land is also required for an efficient distribution of the commercial lands.
