공급유형에 따른 공공 아파트 주거만족요인 분석

A Study on the Housing Service Satisfaction Level by the Residents of Public Housing

We use the survey results to analyse residents satisfaction level depending on three different public housing types such as public rental housing, sales after five years of initial lease and pre-sales apartments. Our findings can not only be used to improve the quality of housing service for low- and moderate income households but also to rationalize current government public housing project, that is, "Bogeumjari housing" and to optimize public budgetary expenses. Firstly, the residents of public rental housing prefer to have more community oriented facility due to eligibility standards such as age and limitations on car ownership. Secondly, pre-sales apartments residents, mostly owners, prefer to have better appearance which is essential to resale price and their satisfaction levels were relatively low. That is because they tend to compare their apartment with private dwellings once having lived in. Lastly, differing from our common sense, the residents living in sales after five years of initial lease apartments seem to behave more like those people in rental housing.
