1. CONTENTS (1) RESEARCH OBJECTIVES This study is conducted to measure satisfaction of residential environment and different effects on residential satisfaction through the cases of multi-family rental housing and permanent rental housing in Incheon in order to Improve public rental housing tenants' residential welfare. (2) RESEARCH METHOD For the study model, the structural equation model was used to verify AMOS. The maximum likelihood was used to calculate indexes for model validation, and the goodness of fit index for analyzing goodness of fit of a model considered TLI and RMSEA. (3) RESEARCH FINDINGS The study hypotheses and results are as follows. First, it verified the first hypothesis. .According to the result, it partially shows difference. Except flaw management, hosing environment, surroundings housing expenses, social discrimination, and overall residential satisfaction show significantly statistical difference. Cohen's effect sizes were largely shown to re 1.127 in housing environment, 0.769 in surrounding, 0.644 in housing expenses, 0.336 in flaw management, 0.463 in neighborhood relation, 0.797 in social discrimination, and 0.668 in residential satisfaction. Second, it verified the second hypothesis. The result partially shows difference. The relations between housing expenses and neighborhood relation carnnot explain statistical significance far residential satisfaction. Housing expenses of multi-family rental housing and neighborhood relation of permanent rental housing have a negative(-) effect on residential satisfaction. Hosing environment, surroundings, and mal discrimination of the two housing type are all statistically significant far residential satisfaction, while social discrimination of the two groups has a negative(-) effect on residential satisfaction. Flaw management of multi-family rental housing can explain statistical significance far residential satisfaction, but that of permanent rental housing fails to explain significance. 2. RESULTS The result shows multi-family rental housing tenants satisfy hosing environment, housing expenses, flaw management, and overall residential satisfaction more than permanent rental housing tenants. In addition, permanent rental housing tenants satisfy surroundings, flaw management, and neighborhood relation and they feel social discrimination more than multi-family rental housing tenants. Housing environment, surrounding, neighborhood relation, and social discrimination of permanent rental housing affect residential satisfaction rather than those of multi-family rental housing. However, housing expenses and flaw management of multi-family rental housing have greater effect on residential satisfaction than permanent rental housing.
