1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this research is to propose the economic feasibility study based on sale and rental apartment concepts. (2) RESEARCH METHOD The principal research method is a case study which includes participation in an actual apartment development business with real estate development company of the New York Metropolitan area. Through this case study this paper searched how the economic feasibility analysis was applied on the apartment development concepts. (3) RESEARCH FINDINGS Real estate development company of New York Metropolitan area does business flexibly considering the conditions of market and company with various apartment concepts. That is to say, the company applies economic feasibility analysis tools such as NPV, IRR, and Sensitivity Test based on the various apartment concepts of sale and rental apartment. 2. RESULTS This case study of USA real estate development company cast some implications to us. First, economic feasibility analysis must be used considering various apartment concepts to a development site. Secondly, economic feasibility analysis tools such as NPV, IRR, and Sensitivity Test are needed to be applied accurately step by step. Thirdly, a vitalization of private rental apartment development and institution like permanent loan is needed. Fourthly, real estate and construction companies must do business flexibly according to market cycle considering the conversion from sale to rental apartment and sale after some periods of rental use.
