부동산 경매시장의 아파트 낙찰가격 결정요인에 관한 연구

A Study on Decision Factors of the Apartment Bid Price in Real Estate Auction Market

본 연구에서는 2008년 금융위기 발생시점을 연구의 시간적인 배경으로 설정하고 그 전후 일정기간 동안의 부동산경매시장의 양적 변화와 낙찰가의 변화 추이 등을 검토하고, 경매 아파트 낙찰가의 결정요인과 낙찰가격과의 관계를 분석하였다. 또한 이러한 금융위기를 기준으로 부동산 경매시장에서의 변화 요인중에는 낙찰가격 결정요인에 거시경제 및 경제지표지수가 영향을 줄 것이라 가정하여 이를 변수에 포함하였다. 거시경제지표가 부동산낙찰가격에 미치는 영향을 실증분석을 통해 밝힘으로서 금융위기가 부동산경매시장에서 낙찰가격에 미친 영향과 그 요인을 분석하고자 하였다. 이에 본 연구에서는 낙찰가격은 경제상황의 변화에 영향을 받을 것이라는 가정을 전제로 연구를 시작하였다. 연구대상지역은 버블세븐지역으로 지정하여 경매 아파트의 낙찰가격결정요인을 선정하였다. 변수는 경제적 상황을 고려한 경제변수를 포함시켜 아파트 낙찰가격과의 상호관계와 영향의 정도를 알아보았다. 그 결과 응찰자 수와 유찰횟수, 평형과 대지지분 등이 낙찰가격에 영향을 주는 것으로 나타났고 경제변수로 총통화량 (M2)은 낙찰가격에 양(＋)의 영향을 환율과 소비자물가지수는 각각 음(－)의 영향을 주는 것을 밝혀 낼 수 있었다. 본 연구의 의의는 실증분석을 통해 버블세븐지역의 경매아파트 낙찰가격이 경매특성요인, 부동산물건특성요인의 영향과 함께 경제상황을 반영하는 거시경제지표에 의해 영향을 받는다는 것을 확인했다는 점에 있다.

The real estate auction market is getting more popular; however, information and understanding of factor for determining bid price and practical study are not sufficient. Foreclosing real estate keeps increasing after real estate market was collapsed in 2008. The middle-class houses are likely to buy their house through the auction, however, it is more difficult for them to buy new house due to the depreciation of market value of the property. This study is based on an assumption that winning bid price for foreclosing real estate can be affected by current economic situation. The research area is designated bubble-seven district and decision factors of awarded bidding price are selected. Economic variables considering economic situation are included to study correlation and influence of winning bidding price of apartment at auction. It is shown that the number of property buyer at the auction, the number of bid amount to the auction failed, the property of a lien, and property size affect the winning bid amount. The total amount of money, M2, has a positive effect on the winning bid amount, and currency rate and CPI have a negative effect on the winning bid amount.
