The Determinant Factors of the Commercial Tenants' Resettlement Decision in Redevelopment Area by Type of Business

1. CONTENTS (1) RESEARCH OBJECTIVES This study aims to analyze the determinant factors of the commercial tenants deciding their resettlement or moving out in urban redevelopment area by type of business. (2) RESEARCH　METHOD First, this study executed a survey of 156 commercial tenants who works in the 'district-G' of Seoul which is in the process of the redevelopment project. After, the data from the survey was analyzed with binary logistic regression model to find out which factors are affecting to determine the commercial tenants' resettlement decision. (3) RESEARCH　FINDINGS In the results of this survey, the determine factors of the commercial tenants' resettlement decision are different by each type of business. 1) The resettlement decision of the tenants who work in retail business in affected by their age, the total sales, the rent, and the operating period. 2) the resettlement decision of the tenants who work in service indusry in affected by the total sales, the operating period, and the size of shop. 3) The resettlement decision of the tenants who work in restaurant business in affected by their age, the total sales, the number of employee, and the size of shop. 2. RESULTS This study offers two alternatives to increase the ratio of resettlement of the commercial tenants in the redevelopment area. 1) To protect the commercial supremacy, a support system would be needed to help small shop's resettlement. 2) Considering that high ratio of commercial tenants showing positive opinion to resettlement wants to buy their own shop after redevelopment, a financial support system would be helpful to resettlement of commercial tenants.
