언론보도와 시계열 주택가격 간의 관계에 관한 연구

An Analysis on the Relationship between Media Coverage and Time-series Housing Prices

주택가격은 이자율이나 소득과 같은 실물경제의 흐름만 반영하는 것이 아니라 주택시장 참여자들의 기대도 반영하고 있다. 시장 참여자들의 기대심리를 크게 좌우하는 요인 중 하나가 언론보도라고 할 수 있다. 만일 언론의 보도가 주택시장 참여자들의 기대에 영향을 미쳐 주택가격 변동을 야기하고 정부정책의 효과성도 좌우할 수 있다면 향후 정부의 주택정책은 단순히 주택시장 뿐 아니라 언론보도의 방향에 대해서도 신중하게 고려할 필요가 있을 것이다. 본 연구는 언론보도의 빈도수가 실제 주택가격의 변화에 영향을 미칠 것이라는 가설을 검증하기 위해 관련 이론을 고찰하고 언론보도 건수와 지역별･유형별 주택가격의 시계열 자료 분석을 통해 그랜저인과관계와 충격반응을 살펴 보았다. 분석결과에 따르면 강남의 아파트 가격이 오르고 있다는 언론 기사건수가 증가하게 되면 강남에 있는 연립주택과 강남이 아닌 다른 지역에 있는 아파트와 연립주택의 매매가격이 시차를 두고 증가한다는 점에서 언론보도 건수가 주택가격 안정에 대해 부 정적인 파급효과를 갖는다는 것을 일부 확인할 수 있었다. 따라서 주택의 매매가격 상승을 막기 위한 정부의 주택정책 수립 시 정책 자체의 내용 뿐 아니라 언론에 의한 의제설정과 틀 짓기에도 관심을 가짐으로써 강남 아파트의 가격인상이 다른 지역과 다른 주택유형으로 확산되는 것을 방지하도록 할 필요가 있다.

Housing price reflects not only real economic trend but also expectation of market participants. One of the major factors affecting expectation of them is media coverage. If it is true, government housing policy should reach the point of considering media impact as well as the policy itself. Based on this, we tried to test hypothesis about the relationship between number of media coverage and housing price (rent) through Granger causality and impulse response analysis with the time-series data after reviewing relevant theories and empirical studies. We found that the number of media coverage about price increase of apartment in Kangnam area has Granger causality with housing prices of terraced house in Kangnam and Kangbook areas, and apartment in Mega-regions. Also, it has Granger causality with rent of terraced house in Seoul Metropolitan region and Mega-regions. From the analysis, we identified that media coverage may have partial negative impact on stabilizing housing price ceteris paribus and suggested that government should pay attention to ex ante consideration on agenda setting and framing of media to effectively prevent unwanted expansion of housing price increase initiated from Kangnam area.
