A Study on the Estimation of Development Profits by the Redevelopment and Reconstruction Project

1. CONTENTS (1) RESEARCH OBJECTIVES This study is focused on estimating the development profits of the redevelopment and reconstruction project. (2) RESEARCH METHOD This study is basically based on bibliography. Current conditions and problems of public participation redevelopment are analyzed by seoul city homepage and supreme court' precedent(from 2000 to 2009) in seoul and an resolutions is suggested. (3) RESEARCH FINDINGS Public sector is gaining much development profits from the redevelopment project. On the other hand, the association members who own land are gaining less profits from it. Therefore, the development profits between public sector and the association should be adjusted realistically. 2. RESULTS Analysis showed that in case of redevelopment project the public share of development profits is 64.71% and the association's share is 35.29%. In case of reconstruction project, the public share of development profits is 20.41% and the association's share is 79.59%. I consider this results to be because of the difference of the fundamental characteristics which the redevelopment project and the reconstruction project have.
