A Study on small-scale Residential Guidelines for Improving the Landscape - Focused on Gumi city -

This Multiplex housing and Multi-family Housing to overcome the lack of housing supply have been contributed to expansion of housing supply. But the lack of infrastructure such as installing public and additional facilities required for residential living and the invasion of privacy and the right to enjoy sunshine caused by the narrow distance with adjacent buildings have been resulting in the deterioration of residential environment. Despite these problems, construction is expected to be continue in the future. So, it is needed measures for protecting residential environment and improving the landscape from a indiscreet spread of small-scale residential by a uniform manner. Through setting a direction of design guidelines development, In this study, would like to propose a practical and specific plans to improve the quality of landscape and residential environment in Gumi By considering surrounding buildings and local landscapes when small-scale residential buildings are designed, as a result, Self-checking system that presenting minimum guidelines to be considered to form a harmonious residential landscapes and submitting when designer checks main items presented in the guidelines and ask a building permit is introduced. Also, through trial operating of Self-checking system, deciding on design guidelines and revising ordinance, awareness landscapes, supplement loopholes, and considering for phased expanding operating plan. In the future, this guideline that specific Landscape Plan and District Units Plan‘s promote comprehensive improvement of landscape, function, residential environment through integrating possible means.
