A Study on Determinant Factors for the Land Sales Price - forcing on Dangjin, Chungcheongnam-do -

This study is written to analysis per unit land price decisions affecting factors to analyze that, per unit land price and the 10 independent variables for the regression analysis, six variables as significant, the remaining angle and pointed, city streets, highways, streets four variables were analyzed as not significant. Six independent variables analyzed as significant in the price of the land’s most influential variable geometry (0.883), and then to the zoning (0.158), area (- .116), adjacent land use conditions (0.077), industrial facilities distance (-.076), tangential road (0.020). In this study, the future of land that can estimate the actual trading price determining factors to derive meaningful estimates of the accuracy by finding the actual transaction price increase may contribute to the normalization of the land market transactions, is expected. In particular, recent real estate investment in emerging areas of concern to the larger urban areas of metropolitan area characteristics affecting land prices relative to the impact of these factors and to parse the practical guidelines to provide real estate investment decision is expected.
