Study on Dwelling Choice Determinants and Residential Satisfaction of Long-term Staying Koreans in The Philippines- Focused on Metro Manila Area

The third largest number of overseas Koreans are living in the Philippines followed by China and Japan in the Asian region. In the Philippines, Koreans rank the second largest number of foreigners next to Chinese. Since there is no survey or study targeting overseas Koreans' dwelling choice determinants and residential satisfaction, this topic would be meaningful. Most important variables from precedent researches done in Korea were chosen for this survey and analysis. Respondents to this survey were random overseas Koreans residing in Metro Manila areas. In this study, linear model has been estimated using Hedonic approach to identify relationship between residential satisfaction and dwelling choice determinants in Metro Manila. Eight explanatory variables(locational, economic feasibility, sociality, mutuality, educational environment, comfortability, safety and view) were chosen to identify their effects on residential satisfaction. Results clearly indicated that seven explanatory variables were positively significant at 5% significance level, but insignificant economic feasibility variable rejected its hypothesis. In other words, effects of overseas Koreans's dwelling choice determinants on residential satisfaction were in order of safety, locational, comfortability, sociality, view, regionality, and educational environment. These estimations does not show any big difference with results from precedent researches done in Korea. However, since safety was most important factor in dwelling choice determinants, certain public safety is necessary. Although educational environment is relatively good, it is least likely to affect residential satisfaction because Korean students are having hard time to make local friends due to communication difficulties and also it is not easy to get into good schools abroad. Due to lack of efficient infrastructure in the Philippines, expenses in electricity, communication such as phone, mobile, Internet, also fuel and toll fees were more expensive than Korea. Economic feasibility hypothesis is then rejected.
