An Analysis on the Affecting Factor of Fluctuation Rate of Housing Chonsei Price in Metropolitan Area

1. CONTENTS (1) RESEARCH OBJECTIVES This study is searched the factors which are affected fluctuation rate of housing chonsei price considering characteristics of time series and cross section in metropolitan area. (2) RESEARCH METHOD At tool of analysis and systemic analytical approach, the factors which are affected fluctuation rate of housing chonsei price are selected and used PLS(Partial Least Square) regression analysis for resolving problem of multicollineartiy and number of sample. (3) RESEARCH FINDINGS Through the this study, the characteristics of time series and cross section is very important factors which are affected fluctuation rate of housing chonsei price. So, the characteristics of time series and cross section must be considered, when the policies of housing chonsei price and fluctuation rate are suggested in the future. 2. RESULTS As a result of this study, the affecting factor of fluctuation rate of housing chonsei price is represented in descending order as follows : rate of old population, rate of population, financial independence, park area, rate of old house, stream area, rate of population per households, rate of apart, fluctuation rate of housing sale price, urban area.
