A Study on Factors Affecting the Decision on Whether to Buy or Sell an Owner Unoccupied Apartment

1.CONTENTS (1)RESEARCH OBJECTIVES The purpose of this study is to analyze when an apartment owner who does not occupy buys or sells. (2)RESEARCH METHOD This study is focused on empirical analysis.The data forthis analysis were collected from the macroeconomic data and apartment owner’s occupancy type.This study used logistic regression as a regression analysis. (3)RESEARCH FINDINGS The results of this empirical study imply that the apartment owner whose apartment is leased affects the apartment price significantly and plays an important role in the rental housing market, thus we need to consider micro policies to induce them to increase the supply of private rental apartment and lower the apartment rent. 2.RESULTS The apartment owner whose apartment is leased is affected by the apartment price when they buy an apartment. The higher an apartment priceis, the more likely they buy it. The apartment owner whose apartment is leased is affected by the apartment price and the ratio of apartment price relative to the Chosei price when they sell an apartment. The higher an apartment price is, the more likely they sellit.The higher the ratio of apartment price relative to the Chosei price is, the less likely they sell it.
