토지분할 규제 정책의 한계에 관한 연구

A Study on the limits of land division permit poilcy - Focusing on Chuncheon City -

본 연구는 토지의 가치를 부풀려 분양하는 허위개발 업체에 의해 양산되는 택지식·바둑판식 분할토지의 문제점과 이렇게 분할된 토지로 인하여 교란되는 부동산시장의 비정상적인 흐름을 분석하였다. 또한 이러한 문제점을 해결하기 위하여 토지분할 제한 정책을 유형별로 고찰하고 이 정책들이 비정상적인 토지거래를 억제하는데 효과가 있는지 분석하였다. 분석결과 토지분할을 제한하는 정책은 기획부동산의 거래를 억제하는데 효과가 없음이 확인되었고 거래는 해당지역의 개발 호재를 따라 변동되는 것을 확인할 수 있었다.

This study analyzed the problem of residential complex form land-division and grid land-division caused by false development agencies which inflate the value of land for sale and the abnormal flow of the real estate market due to this divided land. In order to solve these problems, we investigated by the type of the limits of land division limit poilcy and analyzed this policy have been effective that suppress the unusual deal. As a result of analyzing polices that restrict land division has no effective in suppressing the deal of false development agencies and the deal was changed according to the development of good news in the region.
