지목변경에 따른 경제적 효과 분석

Economic Effects of Change in the Land Category

사회·경제적 환경 변화에 따라 토지는 다양하고 복합화되어 이용되고 있다. 그러나 현행 지목제도는 이를 뒷받침하지 못하여 그 역할과 기능이 매우 제한적인 상황이다. 본 연구에서는 구체적으로 새로운 지목체계의 도출에 앞서 토지특성조사표의 토지이용상황과 지목 변수를 이용해 특성가격 모형을 사용하여 경제적 효과를 분석하고자 한다. 50만개의 표준지의 공시지가와 토지특성조사표의 토지이용상황 변수, 지목 변수가 독립변수로 사용되었고 종속변수는 모두 각 필지의 개별 공시지가를 이용하였다.

According to the change in social and economic environment, the land is used diversely. However, the current land category cannot represent diverse land use conditions. Therefore, the role and function of land category is very limited. Prior to the derivation of a new land category, this study will analyze the effects of change in land category by using hedonic model. This study used land use zoning, land category. land characteristics questionnaire as independent variables and used official price as dependet variales.
