개별공시지가 산정을 위한 토지고저결정 실태 및 개선방안

A Study on the Improvement Measures and Actual Situation of Determination of Parcel's Height Land for Calculation of Publicly Notified Individual Land Price

본 연구는 표준지공시지가 결정 및 개별공시지가 산정을 위한 토지특성조사항목 중 고저에 대한 토지특성조사 실태와 문제점을 분석하고, 이를 토대로 개선방안을 도출하여 개별필지의 고저 토지특성결정에 기여하는데 목적이 있다. 주요 연구내용은 표준지공시지가와 개별공시지가의 고저 토지특성조사실태를 고찰하고 이를 기초로 문제점과 개선방법을 제시하였다. 연구결과 조사기준과 적용범위의 명확화, 공간정보 활용을 통한 객관성 확보 등의 개선대책이 필요한 것으로 나타났다.

In this study, we analyze the realities and problems about characteristic survey of land of parcel's height from the property survey items of land for publicly notified individual land price calculation and determination of officially announced land price, we consider improvement measures based on this, it is intended to contribute to the characterization of parcel's height land. We consider the reality of study characteristics of parcel's height land of publicly notified individual land price and officially announced land price, the main research contents are presented for ways to improve and problems based on it . Results of the study, I found that the improvement, such as ensuring the objectivity through clarification of the scope of research and standards of parcel's height land, the use of spatial information is required.
