1. CONTENTS (1) RESEARCH OBJECTIVES The aim of this study is twofold : One is to confirm that there might be pressure on land price to rise through comparing Unit Price of Land Compensation, Standard Public land Price Fluctuation of the location where development projects are or will be and at its neighboring area and Land price of concerning county. The other one is to determine whether there is expenditure saving in the case of land compensation at a time, not stepwise one. (2) RESEARCH METHOD We compare fluctuation rates of public land price with compensated one, and show saving effect of land compensation expenditure by replacement of stepwise land compensation with one at a time employing financial analysis. (3) RESEARCH FINDINGS The land reservation is required at the location where development projects are or will be and at its neighboring area because even if land price fluctuation is very small countrywide, public projects tends to rise land price in its surroundings. 2. RESULTS The increase rate of compensated land fluctuation is much higher than that of public land price as well as land price of concerning county. And the amount of ₩39,733mil can be reduced for 19 road projects of Land Bank through land compensation at a time, not stepwise one. By region, the increase rate of compensated land fluctuation of Chungcheong region is higher than any other region. By time span, there is no difference of the increase rate between 2007∼2010 and 2010∼2012. Seoul Metropolitan area of saving effect of expenditure is much more than that of other regions.
