1. CONTENTS (1) RESEARCH OBJECTIVES Almost 40 years have been passed since the professional appraisal legislation of real estate was molded. Although many years have been passed since integration, real estate appraisers did not obtain the confidence of the whole nation. The one reason among various distrusts is caused by the unready use of related legislation. Therefore, it is necessary to improve related legislation for peoples reliance promotion on the real estate appraisal. (2) RESEARCH METHOD This study was examined concerning present appraisal legislation of real estate on the basis of the theory perceived through literature survey. A groping for making an alternative idea for system betterment to improve specialty was made by looking into the problems of present system. On the other hand, the consolidation of related laws and ordinances was made through investigating mistakes of legislation. (3) RESEARCH FINDINGS In view of the study results so far achieved in improving parts of specialty, it proved that there were the operational problem in qualifying examination system and the lacks in establishing sufficient competitive system to improve the specialty of business. There were lacks of logicality, mutual contradictions in terms, unscientific aspects among several provisions of present laws and ordinances. 2. RESULTS From now on, many improvements are required concerning the appraisal legislation of real estate. Also, several wrong provisions should be revised correctly. Especially, a latest revised law of related post let these wrong provisions alone or worse in several parts. In the future, related provisions must be revised clearly and logically involving fundamental definition, dominating definition, appraisal method and appraisal technique etc.
