The Analysis of Influence Factors on Vitalization of Large Scale Development Projects in Seoul Metropolitan Area

1. CONTENTS (1) RESEARCH OBJECTIVES This study first draws evaluation criteria, then evaluates large scale development projects using them and finally analyzes influence factors on vitalization of developments at the aspect of land sale of project operators. (2) RESEARCH METHOD This study draws evaluation criteria, evaluates development sites, and determines whether vitalized by the focus group interview. Influence factors on vitalization of developments and their impact are analyzed through analysis on primary factor and regression analysis. (3) RESEARCH FINDINGS Ten out of twenty six development sites in Seoul Metropolitan Area are evaluated as vitalized ones. Such development sites are located near Seoul or the Seoul-Busan axis. The analysis shows that initial attraction factors such as accessibility, self-sufficiency, and anchor facilities have had the most influence on project vitalization. And then, influence factors are as followed; selling lots time and location factors. 2. RESULTS Demand creation by connection reinforcement to surrounding areas or invitation of anchor functions like a large company is necessary when not vitalized development sites establish project strategies. In addition, adjusting project period for cope with situation changes and improving flexible policies and systems are required.
