The purpose of this study was to identify housing consciousness and future housing preferences of baby boomers residing in non-capital areas in order to suggest direction of residential environment developments targeting the baby boomers in the areas. Between May 1 to May 9, 2014, questionnaire survey was conducted to 154 baby boomers in Daejon Metropolitan City and Cheongju who were born between 1955 to 1963. The questionnaires were analysed by the SPSS WIN 19 for frequency, percentage, χ2-test, ANOVA, and factor analysis. The results are as follows. 1) The housing consciousness factors are housing environment factor, surrounding environment factor, economic factor, managerial factor, and safety factor. The highest average factor was the safety factor, and next was the managerial factor. The factor lower than the average was the economic factor, which means that baby boomers consider houses as only for residence. There was no statistically meaningful difference between their socio-economical characteristics and their housing consciousness on residential characteristics. 2) The ratio of baby boomers who have no fixed retire schedule and no plan to move after retire was high, and the ratio of who want to move according to their economic situation was also high. The possession of residence was more desired than now, but the type and size of residence were almost unchanged; apartment and 30 pyeong and equivalent. The multi-habitation, living in a city and in a rural place as well, was found as a new trend for the desired residence type of baby boomers.
