매수인의 특성이 토지 실거래가격에 미치는 영향

Effect That Characteristic of Buyers Have on Land Price -On the Trade Case in Seogwipo, Jeju Special Self-Governing Province-

본 연구에서는 2011년에 제주특별자치도 서귀포시에서 거래된 토지를 대상으로 매수인의 특성이 토지가격에 어떠한 영향을 미치는지를 분석하였다. 외지인은 제주도민보다 약 27.1% 더 비싸게 토지를 구입하는 것으로 나타났고, 토지가격이 높은 지역에 거주하는 외지인은 그렇지 않은 외지인에 비해 통계적으로 더 많은 프리미엄을 지불하는 것으로 나타났다. 외지인의 연령대별 분석에서는 30대 이하의 연령대와 60대 이상의 연령대가 40ㆍ50대에 비해 프리미엄을 높게 지불하는 것으로 나타났다. 외지인 남녀 모두 프리미엄을 지불하는 것으로 나타났고, 남성이 여성이 비해 다소 높은 프리미엄을 지불하는 것으로 분석되었다. 외지인의 권리능력에 따른 실증분석에서는 법인이 자연인에 비해 프리미엄을 지불하는 것으로 분석되었다. 자료의 한계와 분석방법 등을 연구의 한계로 남겨놓으며 후속연구에서 이런 한계들을 극복하기 바란다.

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is analyzing how the buyer's characteristic affect on the land price. (2) RESEARCH METHOD In an empirical analysis, the officially assessed land price and the characteristic of buyers have been set as an independent variable and determinants of land price has analyzed through regression. (3) RESEARCH FINDINGS In accordance with the result of analysis, it was shown that strangers purchased the land more expensively about 27.1% than Jeju islanders. Among strangers age groups of 30s and below paid more premiums than people in their 40s and 50s. Among strangers, males and females all paid premiums. Also corporations paid premiums compared with individuals. 2. RESULTS In this study, effect on buyer's characteristic to the land price by selecting Jeju province as a targeting land, the existences of search cost and anchoring effects, have been analyzed. As a result, strangers paid more for land than Jeju islanders due to search cost and anchoring effect. It was also found that among strangers, ages below 30s and over 60s paid more than ages between 40s and 50s, males compared to females, corporate than natural persons pay higher price for land. Still, the limitations on study like restricted data and analysis technique exist.
