서울시 아파트 매매시장 유형별 가격변동 영향요인 분석

An Analysis of Determinants of Housing Price Change by Types of Apartment Purchase Market in Seoul

본 연구는 전국적으로 아파트 매매거래가 회복 및 활성화 되고 있는 시점에서 서울시를 대상으로 아파트 매매가격 변동에 영향을 미치는 주요 요인들이 무엇인지 분석해보고자 하였다. 연구방법은 우선 서울시 평균 아파트 매매변동률을 기준으로 상위시장과 하위시장으로 구분하였다. 다음으로 회귀분석을 활용해 아파트 시장별 매매가격 변동에 영향을 미치는 요인을 분석하였다. 분석결과, '공시지가 변동률', '역세권', '노후도', '아파트 거래량 추이', '개발호재 유무', '가구증가율' 등 6개의 변수가 서울시 아파트 매매시장 상위 그룹의 가격 변동에 영향을 미치는 주요 요인으로 분석되었다. '실전세가격 변동률', '공시지가 변동률', '서비스업 LQ', '역세권', '주택보급률', '노후도', '가구증가율' 등 7개의 변수가 서울시 아파트 매매시장 하위 그룹의 가격 변동에 영향을 미치는 주요 요인으로 분석되었다. 이외에 공시지가 변동률, 가구증가율, 역세권까지의 거리, 노후도의 경우 시장의 구분 없이 서울시 아파트 평균 매매가격 변동에 공통적으로 영향을 미치는 중요 요인으로 나타났다.

CONTENTS (1) RESEARCH OBJECTIVES At the time the apartment for sale transaction is activated and recovery nationwide, targeting the city of Seoul, This study try to analyze what are the main factors that affect the variation of the apartment sale price. (2) RESEARCH METHOD This study divide the sub-market and higher market by the average apartment sale price fluctuation rate of Seoul. Then, analyzed the factors affecting the change of housing price by types of apartment purchase market in seoul. (3) RESEARCH FINDINGS 'Fluctuation rate of official land price', 'rate of household growth', 'distance to station', 'deterioration' were analyzed as an important factor that influences in common to variation of the average sale price of the apartment of Seoul. 2. RESULTS Six variables such as 'Fluctuation rate of official land price', 'distance to station', 'deterioration', 'presence of good news', 'rate of household growth', were analyzed as main factors that affect the price fluctuations of higher apartment purchase market in seoul. Seven variables such as 'Fluctuation rate of real housing rent price', 'Fluctuation rate of official land price', 'LQ index of service industry', 'distance to station', 'housing supply rate', 'deterioration', 'rate of household growth', were analyzed as main factors that affect the price fluctuations of lower apartment purchase market in seoul.
